Dallas/Fort Worth Airport Marriott Repositioning
The challenge
Despite having the brand manage the hotel for years on behalf of a REIT, the ownership felt the asset had tremendous potential which could be unlocked by investing in the product and making changes to the operating model. Operating costs were much higher than similarly performing properties and too much unconstrained demand was going into the comp set and other hotels surrounding DFW Airport.
The solution
After having completed a stealth renovation, and as part of taking over management of Marriott DFW Airport, Remington Hospitality was able to right size staffing by streamlining the model and completing a deep dive with commercial strategy (digital, revenue and sales) teams. These two changes resulted in an increase of the hotel's occupancy by 860 bps, RevPAR growth of 580 bps, RevPAR Index up 240 bps and increased EBITDA flow through 119% within just the first twelve months.
